The Colony at Chews Landing

The project consisted of the design of new two separate multi-family apartment buildings located on the same site. Each building was three floors with a parking garage below grade. Building one had a total of 32 apartments; two bedroom, one bedroom and efficiency apartments, and the leasing center with a common community room and small fitness center. Building two contained a total of 30 apartments of similar types to building 1. Each building was designed with its own services.

Luxor Lifestyle Apartments

The 190,000 S.F. building is five stories and contains 173 units mixed between two-bedroom, one bedroom and efficiency apartments on floors two through five and retail and leasing office on the first floor, approximately 12,000 S.F. of the aforementioned total. The common area of the building consists of bar/lounge area with a kitchen, open community room, fitness center and yoga studio. The first floor and sub-floor also contain a parking garage approximately 80,000 S.F. The building is planned to be built in two phases so this consideration needed to be made when designing the services to this building.

Market Square Apartments

The building consists of 3 floors above grade and a partial basement totaling 27,300 S.F. A total of 16 one and two-bedroom apartments are between floors one through three with two retail spaces on the first-floor front half of the building. The apartment entrances are separated from the retail space entrances. The building was originally building sometime in late 19 th century to early 20 th century and is considered a historical building. The design challenges presented in this building was to provide the required services to each apartment, sanitary, domestic water and electrical, and provide proper heating and cooling in common space elements while routing piping and duct through the existing portions of the building and maintaining as much floor area as possible for the required spacing in common elements and apartments.
